The overall experience since day 1 of using this product has been ABSOULTELY TERRIBLE. At this point my team and I are extremely exhausted.

There is no tenant credit button. If you want to issue tenant credits, you have to enter a negative charge - but the kick is that negative charges do NOT automatically apply.

Yardi Breeze Premier has been a game-changer for our property management. Its intuitive interface and comprehensive features—such as tenant tracking, online rent payments, and maintenance management—are easy to use and have streamlined our operations. The mobile app allows us to manage tasks on the go, and automated notifications have improved efficiency. Excellent customer support has been a major plus. Overall, Yardi Breeze Premier has significantly enhanced our property management experience.

Creating Time and Efficiency

Yardi Breeze has significantly improved efficiency of my tasks. It's reliable, user-friendly software that I would highly recommend to anyone in the property management business.

Yardi breeze has been fine to work with. If I had to choose between Yardi Breeze platform and Yardi Voyager, I would choose Voyager.

I am going to start using TurboTenant.  It's free since I own less than 10 doors.  Way more user-friendly and over-the-phone assistance. 

Good if you are a PRO! Not for mom-and-pop landlords 

Ease of use and functionality

We have had many competitors trying to switch to their systems, including sending us gift basket and goodies! But we are very satisfied with Yardi Breeze and have no intensions of converting!

Yardi Breeze is a refreshing breeze!

Overall, I find that Yardi Breeze has made my life as a Property Manager much easier however, again, at times, the accounting aspect of this product is subpar.  Additionally, support is hit or miss, especially should you need support with the accounting side of this product.

Set up was really time consuming and not user friendly.  it took much longer than promised.  Customer service is difficult as there is no one point of contact and we get "this is not my department often" .  Once set up and running, the system is easy to use (for recurring tasks) and stable.

There are things we used to be able to do on Yardi Genesis that we can't do on Breeze so it makes it very frustrating. 
There are some features that are very nice. 

Not user friendly

We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager).   Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training,  the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze.   The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases,   large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.   

Breeze is wonderful!

My overall experience is great! I love everything about the software and feel incredibly lucky as a small operator to not have to settle for bad software while we grow. Yardi was there for unit 1 and they will be my ride or die software for unit 1,000 and beyond.

The Chat Features is the Real Hero!

More frustrating than anything.  When things work, it is great.  But if the system decides to error, or treat an action different on this particular day, it is hard to fix.  Chat is available, however, there are a few people that do not listen and do not seem to know what they are doing.  It would have been nice to get more training in the beginning.  We had to stumble through at the start.  Yes, there are videos, but if you watch those first, most of them don't make sense as you have not dealt with the system yet.

Our company is approaching our first year in business, we chose Yardi because it checked off all the boxes in what we were looking for in our software. So far our experience has been great. We had detailed setup meetings scheduled which helped us get trained on all areas. Upon launching we had all he tools and training that set us up for success. The platform is very user friendly and any time any questions arise the chat/email option is extremely helpful in getting out questions answered. Overall we are extremely happy with our Yardi experience and look forward to continuing working with them in the future as our business grows.

One Year in with Yardi

So far it has been great. I like that all the documents can be uploaded to each tenant and we can keep track of all correspondence.

Customer Service and product functionality is a major factor for me when it comes to successfully completing a task. The Yardi Breeze program and the Associates who have helped me to learn and navigate the program has personally exceeded my expectations. The customer service is considerably quick, detailed and efficient, the program is user friendly and one of my favorite features is the messenger text chat in the Yardi program. I've used many financial and management programs similar to Yardi Breeze and I have to express that this program is easy to use yet detailed with the information and reports for your personal use or client needs. I am still very happy with the program and service.

                                                       Previously, we were just printing reports out of an Excel spreadsheet. We didn't have an actual database system until we were able to practice on this particular database system, which helped us maintain better records.
                                                       I chose Yardi Breeze because I was able to maintain accurate records. It helped me understand better the procedures on how to access client data information in order to assist them better with their needs.
                                                       It was extremely simple to set up as well as user-friendly, so it was almost a walk through the park.
                                                       I would recommend the program for anyone that needs organization in order to submit a large group of data into the system to keep you organized and on top of your tasks for those clients.

Yardi Breeze Review: Your Number 1 Option for Property Management!

Jon M.:                                                Hi, there. My name is Jon. I'm the director of operations for a property management company that has over 11 properties and 325 units, and we rate Yardi Breeze as a five-star for a property management program.
                                                       We use, prior to Yardi Breeze, QuickBooks Desktop for our accounting system, as well as HMWorks for our property management system. We just found that those programs were getting outdated very quickly. The speed online was becoming very slow, and we were growing as a company, adding more properties and building new buildings, so we decided to condense into Yardi Breeze, as is a one-stop shop, does your accounting for you, does your property management system for you, and is cloud-based so the speed doesn't change no matter where in the world you're working, as well as it's very user-friendly.
                                                       The reason we chose Yardi Breeze as our property management system was because of the cloud-based technology. We tend to work off-site, both locally and as well as internationally, for myself, and we just found that having to dial into our VPN here in the office was just becoming old technology and very slow, as well as the user-friendliness of Yardi Breeze. It's a very simple program to use. We trained seven people on it already, and it was no problem at all to train. Everyone's very familiar with it, as well as it's a one-stop shop. It incorporates your accounting system as well as your property management system, which is another thing that we were looking for in a system when we chose Yardi Breeze.
                                                       Onboarding Yardi Breeze into our organization was fairly simple, with the exception that every aspect of it required human touch. Even though a lot of the information was uploaded in a batch upload, we still had to manually enter all the information, so that was very time-consuming for us just because our old system was not compatible with Yardi Breeze. But once that was up and running, there was a very small learning curve, but everyone is very familiar with it now and using it on a daily basis.
                                                       If you're new to Yardi Breeze or considering changing to Yardi Breeze, I highly recommend it. You're very welcome to contact ourselves or anyone at Yardi Breeze. The support system at Yardi Breeze is second to none as far as my experience with customer service and support, especially when onboarding a new system. You might be offset by the cost of it. However, the cost is worth every penny you spend on it because there are features in Yardi Breeze that are not available in other property management systems, such as batch payments, such as automatic rent charges, that will save your bookkeeper and your tenant coordinators a lot of time and energy and free up their day for other responsibilities. If you're a growing company and have, I would say, over 300 to 400 units, 10 to 11, 12 properties, I would highly recommend Yardi Breeze as your number one property management system option.
