Pricing details

Yardi Breeze pricing is available on a per unit per month basis. Pricing for residential and commercial as outlined below:
• Residential: $1/unit/month with minimum monthly cost of $100
• Commercial: $2/unit/month with minimum monthly cost of $200
Optional modules including resident screening and corporate websites are available at $15 per screen and $100 per site respectively.
Yardi Breeze Premier is available for residential, commercial, condo/HOA associations, affordable housing, PHA, manufactured housing and self storage. Pricing is based on unit count, starting at a minimum of $400 per month, billed annually.

Don't Rush to buy Yardi Breeze

On line chat support is usually readily available, but often times they could not address the issue and suggested we send feedback. It became apparent that some of these people are not really very knowledgeable about property management or accounting functions, or exactly how the program works. Very poor staff training. Had I the opportunity to go back in time, I would have stayed with Appfolio. This is our SIXTH PM software over the past 34 years, including RPM, the original YARDI Dos, Yardi for Windows, Promas, Appfolio and now Yardi Breeze. This is the worst, and it is clear was not ready to be brought to market.

Pros

It was about $150 per month less than Appfolio. We are a very small company and It was strictly the cost savings that prompted us to change. Beyond that, truly Appfolio is heads and shoulders over Yardi Breeze.

Cons

Where to begin -- here are just a few things. We were lead to believe that we would be able to pay owner monthly distributions by ACH or E-check. We submitted all the required documentation. When it came time to do our first owner check run, it wasn't happening. We were told we "didn't request this feature, which is nonsense, we did everything as instructed. We had to instead print paper checks, and...

Like it but could improve!

Overall, I give Yardi Breeze a 5/10. Our demo was very misleading. There isn't any type of 1 on 1 training, which after two demos, we were still under the impression that there would be. We feel that there is important information not displayed on tenant profiles. It would have been nice to have some kind of timeline outlined and given to us about where we should be and when we should be there. Right now everything just feels stuck in limbo and we have no idea if we're ahead or behind.

Pros

It seems easy to navigate and I like the live Webinar's. (When they don't get cancelled.)

Cons

During our demo, the salesman kept referring to our "trainers" as trainers when in fact, they are not trainers and instead implementers. Our company was under the impression that we would have legit training for several hours a week and it would be 1 on 1 with an actual person. Our old software was 1/4 the price of Yardi and they provided 12 hours of training a week to get us situated in their software. We feel like we are navigating Yardi alone and are scared to make any changes when we don't have someone telling us they are right or wrong. Also, I've had Webinar's get cancelled and then not scheduled again for two weeks which makes me feel like I'm in a two week stand still and unable to move forward.

Yardi Breeze, Great Product!

Overall, it has been a .. BREEZE. We had a rough start with communication at the very beginning but that also is because we do not have a management team to help set up our account. We do everything in house so our understanding level of the accounting was a little more difficult but all of the customer support we had was amazing. Quick responses, professional (even when there was frustration), the team who helped us with our website and lease documents, AMAZING. We still reach out to them now when we need assistance and they are VERY quick to respond and help.

Pros

It's so simple! I have worked with a lot of Yardi software's, and this one by far is the easiest and most user friendly. Yardi Breeze is great for smaller communities as well. We are a lease up of 222 units and were using QuickBooks (privately owned company) and it did NOT make sense. This software, was affordable for our owners but also made our lives in the office so much easier!

Cons

The lease contract execution with Rent Cafe' could be more user friendly. If you have an applicant apply in person, you cannot send their lease through Rent Cafe' because it won't sync. Also, whenever you have an applicant with a roommate, if the roommate decides to not move in or if you send the lease and need to edit some things, you can't reset the lease. You have to cancel the applicant and start over. This causes discrepancies with reports showing cancels when you actually did not have a canceled app.

Love this Software

It has been great. I am a 20+ year Yardi customer and I try to move everyone to this product.

Pros

I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.

Cons

the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

I wanted to like this product...

My initial decision to go with Yardi was because the seller told me about a new feature that would allow data transfer from Buildium to Yardi in a single click. They said that this seller doesn't work for Yardi anymore. Unfortunately, I discovered 3 months later that this feature did not exist, necessitating manual data transfer. This process was not only time-consuming, taking approximately 30 hours...

Pros

This software is Canadian and offers a faster payment process for tenants and owners when they use one of Canada's five major banks.

Cons

- The lack of an open API is a significant drawback, especially given the product's high pricing. - The contract can only be canceled in the first month, yet fully testing the software within this period is impractical. It took 3 months to set up payments, tenant screening, and other features, making it impossible to evaluate the software's full capabilities fairly. - The user interface is not intuitive....

Exhausting and Expensive

Nightmare that we can't wake up from.

Pros

Reports are excellent and the bookkeeping/accounting side have minimal trouble.

Cons

Breeze is everything but a breeze. It has been hands down the most clumsy, clunky system for property management. Everything is a add-on or needs to be enabled. It has been an uphill battle for those that use the software to manage properties. We are nearly one year with this software and can't get tenants from cradle to grave (guest card to move-in) through the system. Want to screen a tenant need...

Almost Greatness

Customer service is stellar and helps you thru most problems. Our big complaint is that it was launched thinking about the layman, but it was built from the mindset of an accountant, which defeats the purpose.

Cons

Marketed and launched as a "breeze" but designed to cater to bookkeeper/accounting minded users It was also created originally as a residential platform, but they've improved on that greatly and it works fairly well with commercial. Some tasks could be made to a simpler process but can be quite tricky getting the books to work correctly. Monthly Bank Reconciliation needs a major improvement.

Getting Set Up with Yardi Breeze

Again, we are in set up, but everything has been very smooth so far. I really appreciate the helpful customer service.

Pros

We are still in the set up phase, however there are several positives I can already share about Yardi. The price is excellent - middle of the road or lower compared to other, similar software. The customer service has also been top notch. It is very clear that Yardi values and listens to customer input. So far, set up has been relatively easy. The help center is a fantastic resource.

Cons

So far, I have not had any major issues. I'm sure we will learn as we go, though.

Yardi Breeze is a trap to lock you into their product ecosystem

I feel a bit duped and wish we had not selected this product.

Pros

Nothing so far - it has been difficult in every way, and the customer service is mediocre at best.

Cons

The job cost feature is a joke. On the marketing end, Breeze does not integrate with ANY outside software or programs. Everything you use has to be through Breeze or RentCafe. If you try to use a 3rd party web designer it is very difficult (almost impossible) to get information flow from the website into the Breeze CRM.

Fine for Rent Collection

The customer service was top notch. Every interaction I had with them was phenomenal, however the quality on the Landlord side and the cost drove us to look elsewhere.

Pros

The customer service was fantastic and the tenant portal seemed pretty easy to use. Tenants had no issues setting up bank accounts for rent payments and placing maintenance requests. Outside of that I am not a fan of Yardi Breeze.

Cons

On the Landlord side functionality was lacking. Periodically, late fees would be added to tenant ledgers even though payments were made on time. Building leases was complex and trying to ascertain which tokens to use was too time consuming which eventually had us giving up trying to do online leases & signatures. The cost was also a big deterrent.

I was expecting better for the price

If it was not for my current account manager, I would quit trying Yardi. if your company is not too complicated you will be ok with it, I guess. I have to say that the interface is getting better, but it does not all you need to do.

Pros

If you get assigned an account manager like mine (the second one) you will find Yardi super easy and practical.

Cons

It does not sync with quickbooks; to cut checks I need several steps instead just "print check", my owner payments are not done right away.

Great Price for this software

This was a great intro to the Yardi suite which also includes Voyager

Satisfied!

Pros

Simplicity, features and price. We previously managed the property with several systems. Yardi Breeze now allows us to to manage the property with one online service for: Banking, Financial, Maintenance, Resident Info etc. We now have better communication features between residents and management.

Cons

RentCafe - would like better control over listing my amenities (apartment separate from community) and controlling the order that my images appear. We appreciate the immediate access to help via CHAT however there are times I wish I could speak to someone rather than typing it all out.

Continued problems with listed availability. unit 101 tenant is no longer listed as "notice" but apartment is still showing as available. Also rent has been changed to $1,946 but is STILL showing as $1,800 ?? Same issue for 201 Now we have people applying to unavailable units for the wrong price and this is going to cost us with BAD REVIEWS when we have to cancel and decline them!

Great starting point for a software

Build you a website? No. But can embed some links into your own website. Do they have Esign for contracts etc? Not yet. Online applications. Yes. Tenant screen? Yes. Does it publish vacancies? Just to Rentcafe as of now. Texting/contacting tenants? Right from tenant page? Owners pay through portal. no Does accounting sync to bank account? Only reconciliation style Renter insurance accoutibility? It’s coming

Pros

Very easy and sleek to use. I believe this will become a very powerful management software for a reasonable price. They have a vast background in software and property management, so they really know the needs.

Cons

They just released this new software, and have a long ways to catch up with what other companies are offering. They do have a big parent company behind them, and may be able to catch up quick. Since they are so big, they have their own vacancies website, and a few other things along those lines. Sometimes that's great because it's smooth with the software, but sometimes it limits what resources are available.
