Overall, Yardi is one of the most intuitive softwares to use and it is pretty easy to "figure out" how to adequately use the system without much training. It is convenient to be able to access the software via a web-browser anyway, as well. However, the system is expensive and has room for improvement.

Good for Beginners

It has been great.  I am a 20+ year Yardi customer and I try to move everyone to this product. 

Love this Software

We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager).   Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training,  the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze.   The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases,   large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.

We left another PM Software to come to Yardi Breeze. I like how there are Canadian specific tools and functionality that the competitor doesn't offer. Being able to mass-email rent increases with Canadian specific legal docs in 30 seconds makes streamlining operations so much faster and easier.

A Breeze for Canadians

My initial decision to go with Yardi was because the seller told me about a new feature that would allow data transfer from Buildium to Yardi in a single click. They said that this seller doesn't work for Yardi anymore. Unfortunately, I discovered 3 months later that this feature did not exist, necessitating manual data transfer. This process was not only time-consuming, taking approximately 30 hours for just a third of the data, but also costly, with an additional 60 hours estimated to complete the task, amounting to an extra +$1000. Despite the misleading information from the seller, Yardi refused to offer a refund for the remaining months. I do understand, as I signed the contract, but I still find this unfair as I was lied to get that contract signed.

Ultimately, I have decided to return to Buildium, which, following recent updates, offers superior software with more features compared to Yardi, for a cheaper price!

If it was not for my current account manager, I would quit trying Yardi. if your company is not too complicated you will be ok with it, I guess. I have to say that the interface is getting better, but it does not all you need to do.

I was expecting better for the price

Overall, I give Yardi Breeze a 5/10. Our demo was very misleading. There isn't any type of 1 on 1 training, which after two demos, we were still under the impression that there would be. We feel that there is important information not displayed on tenant profiles. It would have been nice to have some kind of timeline outlined and given to us about where we should be and when we should be there. Right now everything just feels stuck in limbo and we have no idea if we're ahead or behind. 

Like it but could improve!

I could not have began managing apartment complexes without Breeze. Unbeatable value.

The customer service was top notch. Every interaction I had with them was phenomenal, however the quality on the Landlord side and the cost drove us to look elsewhere.

Customer service is stellar and helps you thru most problems.   Our big complaint is that it was launched thinking about the layman, but it was built from the mindset of an accountant, which defeats the purpose.

I'm glad to hear our customer services is everything it should be. I know accounting can be a little tricky to learn and navigate at first, especially because we have to balance sophisticated accounting procedures with the desire to produce an easy-to-use interface, and sometimes the nature of the beast is that if we oversimplify, you lose vital functionality.
 
That said, we'd love to know about the ways we can improve. In fact, we're making upgrades, adding features and trying user-friendly improvements all the time! Bank reconciliation should work seamlessly at this point, so if it's not, please let me know what I can do to help, and I'll set you up with the appropriate representative.

On line chat support is usually readily available, but often times they could not address the issue and suggested we send feedback. It became apparent that some of these people are not really very knowledgeable about property management or accounting functions, or exactly how the program works. Very poor staff training. Had I the opportunity to go back in time, I would have stayed with Appfolio. This is our SIXTH PM software over the past 34 years, including RPM, the original YARDI Dos, Yardi for Windows, Promas, Appfolio and now Yardi Breeze. This is the worst, and it is clear was not ready to be brought to market. 

Don't Rush to buy Yardi Breeze

Yardi Breeze pricing is available on a per unit per month basis. Pricing for residential and commercial as outlined below:<br />
• Residential: $1/unit/month with minimum monthly cost of $100<br />
• Commercial: $2/unit/month with minimum monthly cost of $200<br />
Optional modules including resident screening and corporate websites are available at $15 per screen and $100 per site respectively. Yardi Breeze Premier is available for residential, commercial, condo/HOA associations, affordable housing, PHA, manufactured housing and self storage. Pricing is based on unit count, starting at a minimum of $400 per month, billed annually.
