Facilio overview
What is Facilio?
Facilio is the agentic platform for facilities management. It combines a CMMS built for facilities with Atom, a family of AI agents that run the operations and maintenance of real estate. Building owners, FM service providers, retailers, universities, and hospitals use it to run maintenance across many sites from one system.
Connected CMMS
Work orders carry their safety plan, tasks, costs, photos, and time against SLA. Facilio also covers planned maintenance and PPM schedules, asset hierarchies, meters and readings, inventory and spare parts, inspections, and vendors, across every site. Technicians work from the mobile app, and dashboards and portfolio analytics show PM compliance, backlog, and live equipment readings by building.
Atom AI agents
Atom takes in requests by phone, WhatsApp, web chat, and email, in several languages and dialects. It raises the ticket, sets its urgency, and assigns the right technician by skill, location, and availability, and shows the reasoning behind each assignment. Dispatch policies are written in plain English and tested before they go live. Other agents coordinate vendors, validate invoices, and answer questions about your operations in plain language. Ops Vision builds reports, such as a monthly backlog review, from live maintenance data.
Custom agents and apps
When a process needs its own agent, Facilio's FM Ops Engineers build it with your team and take it live in weeks. Purpose-built apps, dashboards, and automations are built on Facilio Build.
Integrations
Facilio connects to the systems FM teams already run, including ERP, accounting, CRM, ITSM, HR, and building and meter data. Agents can also connect to systems that expose no API at all, using your own approved access, so work orders, assets, and invoices flow both ways between that system and Facilio. These connections sign in on their own, check their health every 15 minutes, and reconnect if a session drops.
Security and control
Agents act within the roles and permissions you set, and connections to other systems use access your team has approved.
Facilio has built facilities software since 2017 and has 150 customers across four regions.
