AppFolio's user interface is the best in the business. They're short development cycle offers continued platform improvements. The software does every we need as a small owner/operator.
The lack of an open API. Support not as responsive as it was.

Appfolio has world class customer service with extremely quick response time. Implementing the software was as easy as it could have been. It still takes time and effort, but it is certainly worth it to be on such a streamlined software.
I love the ability to track collections, maintenance orders, and Tenant info/documents from my smartphone. This software gives me the option to have any staff work remote as needed and still do our jobs at 100% capacity.
Appfolio does a nice job at continuing to develop better features. One area that needs improvements is the ability to do inspections. It takes forever for photos to upload while at the property and uses a ton of data. Would be nice to be able to have the inspections saved locally to the phone and then upload all at once while on WiFi. This would speed up inspections drastically. Improving inspection templates is also needed.

Absolutely horrible. Using Appfolio has done nothing but make my job harder. The priority with Appfolio is clearly residential property management. I am involved in every function of Appfolio every single day & cannot stand it. Getting AF involved in things, such as user setting changes & cash account transfers should be an option, NOT a requirement.
The system-wide search feature, ability to change dates & descriptions of items most of the time & expiration date on recurring JEs. So far, customer support has been great for me - very friendly & helpful.
-Reporting is awful. Columns can be added but report pdf process does not auto-adjust size to page, which means converting to Excel to adjust. There are reports that do not have totals so have to convert those, too.-The financial reports were inadequate, so had to "upgrade" Excel to use Connect Tool just to make the reports look like the ones in the old software.-Rent Roll does not show correct occupancy...

We all love using AppFolio!
The program is super user friendly and quality life changes are being made regularly to make the software better. Between adding features and their support system makes workflow with AppFolio easier than ever. They take suggestions made from customers/users and do their best to implement them. Training new employees to use AppFolio has gone from taking months to get someone able to use to just a few weeks.
They do make changes behind the scenes that sometimes effects the way you have something set up and you don't know it until it gets brought to someones attention.

Appfolio was a great decision when I was looking at Property Management Software. I have used other software but this one saves me so much time and frustration. I could not imagine my team using any other tool.
One of my favorite things about this software is that I feel like Appfolio is growing with my company. The software has come so far in the last couple years with lots of new features. There have been multiple occasions where I have a problem and then in a couple days I get notified that Appfolio has created a solution to my problem. It is actually very weird but I don't believe in coincidences so I just right it off as a great partnership.
I wish that I could change the bank accounts that the properties use currently to a new one without having to work with someone at Appfolio.

I have worked with Appfolio since 2012. I would recommend it for its ease of use. If you are a small company and do not have daily IT support to train your employees this is a great program for you. The tutorials are very easy to use for training.
Very user friendly with tutorials handy at the click of your mouse. I really like the fact that the marketing and advertising of vacant units is tied to the software. It makes it really streamlined when posting ads and managing pictures and changes to the market rents.
I do not like that you cannot customize the user individually. I came from Yardi and you could pick specific tasks that the employee could access. It is too generic when it comes to the user roles. Example: A leasing agent can post money but not close the deposit? Employees have too much access to information that should be confidential.

I think appfolio is a great property management software. The price is competitive with doorloop which I feel is its closet rival. As a property manager, I want to be able to run my properties with ease, and from home and appfolio makes that possible for me. I highly recommend it for all types of property management whether it's a few homes or a whole association.
What I enjoyed most about appfolio is how many features they had to assist with managing an HOA community. They have a cool feature most don't that allows the renter of the condo to also have a portal and login to take care of fees and dues. it helps us know who is an owner or a renter. that one simple feature makes things so much easier for myself and the board.
The ACH fees applied when paying online was something we received a lot of negative feedback about. Other companies charge around the same so it's not uncommon but they do offer no fees if you go with premium. Unforchatly premium is more expensive and we didn't need all of the extra features it comes with so it really wasn't worth it for us to pay more monthly. I wish appfolio could come up with a custom package where you pay for each feature that works best for you. Every property is different and it might make things more affordable and easier for property managers

Everyday accounting and management tool that we could not do without. This is a huge benefit to our team , tenants and owners.
Ease of use. Organized. Forward thinking and always updating with new features. Love many aspects including listing rentals, screening applicants, managing daily, tenant communication.
Owners do not have the ability to make folders for shared docs. Scheduling showings is great but glitchy, still requires too much manual input and has no ability to schedule in bulk. We work with this because the rest of the software is superb.

I truly do like the system and once we are fully up and running I hope it will be easier to do reporting and making sure things are correct.
The software is easy to access from different parts of the system/program. I can easily find residents, owners, and vendors as needed. This allows me to not waste time searching for items that I need.
The least appealing has been the transition to AppFolio from our current system of Propertyware. Things that were promised would be integrated were not and we have had several issues with payments, late fees, etc. transferring over to the new system when they said it would be effortless. It has not been effortless.

AppFolio has been able to streamline and give so much more efficiency for day to day operations that we're able to scale our business at a much more dramatic pace.
The all encompassing ability to power a website to sophisticated accounting, maintenance controls, tenant/owner communications is all at your fingertips anywhere with a mobile device or computer.
If you're not a seasoned bookkeeper and you're managing somewhat sophisticated accounting of properties, you can dig yourself a hole real quick.

I love AppFolio, it does everything all together in one place, no need to have multiple programs because AppFolio has everything you need to be organized and professional. This is a hard one because AppFolio since it started has listened to its users and just about everything we've asked for to make our jobs more efficient and easier they have made happen. There is literally one thing that comes to mind that I wish was different. When you print something from AppFolio you click to print to PDF then it opens a PDF copy of what you are trying to print, then on the PDF you go to file, print, then your printer opens up and you hit print again. to me its a lot of steps just to print something. But if you look at all the pros in this software having to click 4 times to print something is really nothing! (me being lazy or in a hurry) Who knows, one of these days I might come to work and they'll have changed it and it will print with one click!

The accounting is thorough and generally easy to use. Originally, 5 years ago, some of the ways they did things was different but over the years, things have been much easier & user friendly. I used another accounting property management software & it was a nightmare integrating with QuickBooks. Half the time it wouldn't migrate right. This has made my accounting & booking much simpler, easier & faster. The end of the month accounting to owners takes me less than half the time it used to. Very happy overall
The fact you can edit the website ourselves. I've used other property management software (LiveRez) and you can update pictures, website page wording and descriptions directly. AppFolio requires you to submit to their team and it take a few days to get done. In this day & age, that should be something we can do ourselves as we need to. Plus updating pages allows for search engines to rank us better.

Appfolio definitely makes up for any short comings with their innovation and user friendly interface. We like their attention to detail and their progressive attitude towards the future of online property management solutions. I've used other property management systems in the past and they all have significant downsides, whether lacking in their online integration, being too complicated, overkill or some other glaring issue. We like and have grown to depend on Appfolio. Even with it's slight flaws, which are minimal, but hey, no online property management software is perfect.
We love the ease of use, flow of the interface, and the online integration, the cost is inline with other comparable software, so you definitely get what you pay for. We wish we could make use of all of the features the software has to offer, as there is so much to choose from. Their customer services is upstanding, and we make good use of the 24 hour tenant maintenance support line. We've used Appfolio for 6 years now, and so far we've had a good experience.
The cons while important are minimal. We face underlying program issues, such as with rent charges. The system is set up for 1st of the month rent charges ONLY, but we have different rent due dates ranging from the 1st to the 15th. This causes havoc for us as some tenants with due dates other than the 1st get charged twice in the longer months. We have to pay them back and it can be very frustrating...

I love it! I found the Appfolio program did save me time with all parts of property management duties I have.
Once I learned the program, Appfolio made the job easier. The owner statements were easy for my owners to understand. Love the ability to upload copy of invoices to owner statements, so they could see my deductions if there were any on the given month. This saved me time from answering calls from owners that had questions about the owner statement. The online features made it easy for Owners & Tenants to see everything related to their property.
Being a very small company it was a little more expensive than other programs out there. The learning curve was a bit tuff, but Help was always there to assist me if needed.

We have been with Appfolio for 9 years - and during that time there has been significant improvements in the system. Our company is a heavy user and utilize as much of the functionality of the system that we can - and as such we are frequently asked to provide feedback to the development team when they are considering options. We are committed to our relationship with Appfolio, however, due to API restrictions, if we have much more growth we may need to consider alternative solutions.
The software is intuitive, user friendly and a stable platform. They a continually developing additional functionality and release updates regularly. The customer forum is great - you can collaborate with other users, seek our solutions and make recommendations that development will consider for future releases.
It does not have an open API and they are unwilling to consider this for clients. While they are routinely pushing out enhancements and are developing additional functionality, and they say the functionality is based on client feedback - it seems like development resources are not focused on this things that clients really 'need'.

cloud based master search function often see new feature upgrades + introductions
Does not partner with other valuable services we use (compliance: site compli, external legal counsel, security deposit alternative products). Does not lend itself well to using external brokers for leasing purposes. Would like for EXTERNAL brokers to submit applications to us via the platform. Does not have a good case management system for individual projects and/or legal cases. Does not lend itself to very necessary compliance efforts. We require tenants to submit certain types of documentation to us on a yearly basis.

I love AppFolio. It really does make our jobs 10x easier. Property management is not glamourous and it is not easy, AF helps us make it just a little bit easier and glamourous. AF is a great platform that we enjoy using on a daily basis.
AppFolio fits in great with our culture and our business. It evolves as we do and caters to our needs. The "What's New" features are something that is looked forward to whenever they roll out. The ease of use is great and makes it very easy to onboard new employees and cross-train existing staff.
The #1 feature that would benefit our company would be a more streamlined and customizable API so that we could connect with other tools that we use. I think some of the APM Plus features should be included with the non-Plus version, or give us mid-sized businesses some a la carte options. THE WORKFLOWS! I love these workflows but they are too complicated for the lamen. I am fairly tech-savvy and it's too much for us. We've partnered with another outside company to create many workflows and automation using Monday.com and we would LOVE these to be inside AF.

we have invested over a year of our time and really need to have some one work with us on the set up. I have offered to pay for some one to fly out to us and provide housing to spend a few days with us. If that cant happen please assign someone to my account for just for a week so that we can move forward.
We thought it was user friendly, we liked the app, and through the demo process (8-10 sessions) along with we sent an organizational structure, a list of requirements and priorities. Those sessions led us to believe your software would fit our needs. We were told you were making investments at the organizational level and executive and development levels specifically with the Association product. Overall I'm very pleased and excited every time something new rules out. I'm the operations manager for one of Chatel's locations and I'm constantly playing with the new features to see if they will be useful for my company. This software is super easy to use, it cuts down on labor-intensive data management and archiving information. Plus the fact that it allows a property manager to be mobile. There is nothing sweeter than being at a board meeting or a condo meeting and saying hey I can pull that information up on my phone. :)

Prepayments on unit owner ledgers do not automatically apply to the next owners charge automatically. This makes the aged receivable detail look off which is annoying and clients complain about it. It's not a huge deal and its something we easily fix. I also wish the homeowner directory report had columns to add their tenant's information into it, instead of having to pull a renter directory and then an owner directory. Clients want just one spreadsheet not two! I wish you accepted AMEX for payments, I get a fair amount of compliants about it.

Overall, I am very satisfied with AppFolio Property Manager. We run a tight organization and I attribute much to this software.

Ease of use, quick search, archived records, online payments, ability to scan files into clients portal, pay bills online. We basically did a 15-20 year upgrade . They said when we bought the software it would be like adding an extra employee to our office and after a years use, I would agree. The data entry alone for our bill payments was a two to three day job with our old software, now just a few hours to pay 300-400 invoices a month.
The biggest frustration that I have with the software program is during the transition from when a tenant gives notice to move out and getting a new tenant into that same unit. For whatever reason, when a tenant gives notice and we put that information into the system and click the notice prompt and give the date of their move out (usually 30 days). That unit is going to be vacant and we begin to...

If I had to find something I didn't like it would be the constant change that requires me to think and be constantly attentive to the processes in the program. It seems that almost every week there is a subtle or large change that rocks me for a moment. It is frustrating at times to stop and relearn a process. But then to my amazement I am once again loving this program even more and all that it does to make my job easier. You can't use this program out of habit. It is always evolving for the better.
