I have known many of the founders for several years and they have an impressive record of successful ventures, so I was lucky enough to get invited for an early access trial. So far I've found it to be incredibly intuitive, easy to use and above all the speed with which I can generate my reports is incredible. From a tenant perspective, the portal has greatly improved my communication and allowed me to easily track maintenance requests submitted by my tenants. I'm excited to grow with the product and already see huge benefits implementing this into my business.
As I noted, I'm one of the first users to gain access to the system so it's still missing some small features, however after speaking with their support team, even the smallest functionality I will need for my business is on their roadmap to be released over the next couple of quarters.

Disappointed and frustrated are the best words to describe my experience with Doorloop. But I haven't given up yet. I'm invested too much of my own time to give up just yet.
Overall, the potential of Doorloop is amazing. My sales rep was very persuasive and wish the product was as helpful and as automated as he had implied. Syncing bank accounts via Plaid is a major plus! The UI is much better than competitors.
The onboarding has been really frustrating. All of customer support is helpful, especially [sensitive content hidden], but access to customer support is limited. In some instance it has taken me over a week to book time with [sensitive content hidden].

It has streamlined our management process, and allowed for the recapture of the most important commodity in business, which is time. With less time spent with spreadsheets and bulky software programs, we can focus more on our core business.
This program has all of the tools a residential or commercial manager needs, combined with an intuitive interface that can be quickly learned by those new to the industry or seasoned professionals alike. This software is especially good for small to midsize portfolios where managers want all of the features of a full top end program without the heavy costs.
No real cons to speak of, the learning curve is there for a new user to the industry, but that is the case with any software, not just limited to this one.

Its best for payment management and is mostly used to generate reports.I most importantly love customer service. if you have an issue you can't figure out you hop on to the chat and they help you.
DoorLoop is very easy to use. Everything that is important to us is integrated into DoorLoop and their customer service has been fantastic to get us up and running quickly.

They have a wonderful product with many features to help me keep my many properties organized. The customer service is the best. They are friendly helpful and know what they are doing.
I like how user friendly the accounting is. You do not need to be a CPA to use the accounting portion. The customer service is the best I have dealt with. If I have a problem I message them, they send help videos and if that still isn't what you needed; they call you and help you over the phone or through the chat with in minutes of you sending them a message. I am learning daily all the wonderful features they have to help me keep track of all my leases and payments.
So far I have not come across anything I do not like about doorloop.

Overall its really great
Really easy to navigate and tracking everything also its great having contacts and client background in one place. The capability to include extra administrators for information access and schedule recurring payments is also advantageous
Customer support could be improved also it takes time to get trained in tool so it could be simplified

Great all-around platform that helps me manage my residential rental properties in South Florida. Great service and support whenever needed (although rarely needed). I tested a few different options and this was by far the easiest and most affordable to use.

So far I have been extremely satisfied and my experience seems to only be getting better and better. The support has made the clunky transition between PM software way less daunting.
I was drawn in by the aesthetic and features of the platform, captivated by the intuitive, simple, and effective features, and wow'ed by the above and beyond customer service. I was previously using quickbooks and it was a little clunky and relative overkill for what we needed out of our accounting software. This simplified the process while consolidating the management side of what we needed. Having multiple properties across multiple LLCs manageable from one screen is already a big time saver.
Most of the features that are missing are currently being added. One things I would be interested in seeing is a way to pull information from receipts to auto populate into bill pay fields (though, I realized this is a feature that is a bit more complicated to add). The fact that you can attach photos and documents to each bill satisfies that for me.

It comes down to service. Our previous provider lacked quality customer service. Doorloop is a breath of fresh air. They truly go out of their way to make this product the best it can be and to assist in training. The ENTIRE team is amazing. Special kudos to [SENSITIVE CONTENT] who consistently overcome hurdles we have faced and make this product perfect for our organization. [SENSITIVE CONTENT] makes is clear on a daily basis that his job doesn't stop with sales, he has become like a friend and he goes out of his way to be helpful! [SENSITIVE CONTENT] is the best, always sticks to his promises and figures out new ways to impress us on a daily basis!
Onboarding with a new software after 8 years with our previous company was tough, but Doorloop went above and beyond to walk us through every step and make it so much easier.

It has been an absolute pleasure working with DL. Very well thought off software. The accounting modual definitely beat QB and I am a heavy user of QB. Having everything in one place make it very easy to manage the accounting aspect of PM but also other type of work that I do. I am currently using this software for some of my loan management for example and I cant wait until they open up the API and allow for some customizations because at the point this can even replace my CRM
Need open API's pleasse and intergrations, also the ability to customize some of the fields. For example would be amazing if we can rename some of the tabs. One last thing, please allow us to upload an attachment to payments it just seems like an easy fix

All aspects of the transition from our previous software were exceptionally smooth. We have approximately 70 units over multiple properties, the layout of the program makes accessing each simple whether it's tenant or property information.
Being able to access the database via multiple platforms whether mobile or desktop is a game changer for our office. The home page modules and the ability to set it up for each user is a big plus. We were able to get up and running much sooner than I expected with both the tech support and support within the program making the transition very smooth.
Being able to pro-rate on move-in with the ability to set the lease terms for the 1st of the month would be quite helpful

I have been very happy with DoorLoop since I began using it. The personal, professionals in the tech support have been great. Even my simplest, some times silly questions have always been answered with the utmost detail and help. They have never let me feel that I shouldn't call or email when I need an answer.
The ease of use. I have over 100 properties, and found that keeping track of the financials, tenants and reporting has become much easier since I started using DoorLoop.
DoorLoop has so many great features, to find a bad one is very hard. More Check options might be one I would like to see

So far, the team at door loop is what has made it for me! My demo guy, [SENSITIVE CONTENT] really sold me on the product on how easy it was to navigate with his great explanation of showing me how the software worked and asking me what I was really looking to gain from the product. Since on Boarding, [SENSITIVE CONTENT] has been an absolute gem. He answers all of my questions and will make time for questions whenever needed! I also appreciate his frequent check ins because it lets me know I'm never alone in learning this software. Overall, incredibly enjoyable to work with.
I like how esthetically pleasing the software looks. Once in, it is easy to navigate and just on click away from going back to where you started. I also like that I can go to different area's within each section to seamlessly make my way through the Platform.
I wish there was a way to receive a payment without having to request then deposit payment in the scenario of backtracking data for a new property.

I cannot rave enough about the customer service through door loop. A honestly make you feel like you are their only client Go above and beyond any time I need their assistance.
This software had everything that I needed with a lot of additional features that I didn't realize I was missing.
I can't seem to find any cons to this software whatsoever. All of the features are very simple and user friendly.

DoorLoop has provided a peace of mind and ease of stress for our company operations.
First and foremost, DoorLoop's Customer Support Specialists are EXTREMELY knowledgeable regarding their program; especially [SENSITIVE CONTENT]. We were on a time crunch and assumed we would not be able to launch DoorLoop by our deadline, but [SENSITIVE CONTENT] came to the rescue and made the entire process seamless. In addition, the program is user-friendly and easy to navigate.
The only suggestion I would make is to possibly title the onboarding excel spreadsheet category "Address" to "Property", since this is what it is referred to in the actual program.

The main reason we chose Doorloop is because we were spending too much time manually creating leases and renewals in microsoft word. Our staff was getting bogged down and couldn't keep up with the work so we urgently needed a program to help us automate as much as possible. Now we've setup templates and workflows to automate our leasing process, from sorting through our prospective tenants, to sending online calendars to schedule walkthroughs, to screening tenants, to renters insurance, and more. It's saved us a considerable amount of time so far.
Not every single thing is able to be automated yet, but I put in some suggestions and it seems like it's moving in the right direction. Like everything else, setup takes a bit of time, but after it's all done, we are saving much more time and getting more work done with the same amount of staff.

With a development and software engineering background, I can confidently say this program is one of the best developed programs in the industry that utilizes the latest dev languages.
This was exactly what we were looking for in terms of office leasing, building management, and prospecting. Since we manage numerous buildings, we really liked the ability to have separate logins for each building with separate tenant portals, logos, designs, and more.
Nothing at the moment, but we’re still fairly new and learning the program.

Although I know I am not the typical customer, I use DL to manage a few of my personal investment rentals. I liked the automation aspect of the program. Since this isn’t my full-time job, I’m not able to be hands on all day and I needed a solution to automate as much as possible from rent collection, reminders, listings, lease renewals, and personal task reminders and deadlines. I don’t use all the bells and whistles but it gets the job done for what I’m looking for.
There is A LOT this software offers and I hope to one day use more of it when I have the bandwidth.

We chose Doorloop because of the property management accounting capabilities. It did everything we wanted and checked off every box on our list plus more. We can now run financial statements for each individual property. We can see profit & loss reports per property. We can maintain double-entry accounting accuracy. Doorloop comes pre-built with many reports we can use out of the box. They did most of the hard work for us which we really appreciated.
Waiting on an integration with Quickbooks.

So nice to have the online option for tenants.
I have tried other software and Doorloop is the first company that actually has the customer support they claim.
I wish the owner statements did not include the security deposit. it makes for a confusing statement for the owner.

I dont have much to compare it to, its the only portal we have used, but we like it.
Overall ease of use via the internet. Getting away from cash payments saves a lot of time.
Not being able to change the building and unit number on an active lease is quite annoying. We have to make an active lease in order to charge someone a hold on and apartment, but if we move them to a new unit before they move in we have to create a whole new lease, and the old one what disappear because it has a $100 charge on it.

Love the overall performance of the software and the personalized onboarding process.
The ease of organizing prospects and tenants. Collecting rents and alerts and announcements
I would like to see lease renewals linked to tenants emails and alerts sent to tenants when renewals are coming due. Would also like to see rents and security deposits able to be directly deposited into operating and escrow deposits as directed.
